Citrus Avenue Retail Corridor
The Citrus Avenue retail corridor offers destination retailers requiring larger footprints excellent locations between the I-10 and Covina's growing Downtown.
Development sites from two to 10 acres are available and the Covina Redevelopment Agency will assist larger projects with land assembly and improvements. Ideal uses include electronics, clothing, and sporting goods. In addition, synergies with existing auto dealers make the area attractive for new destination brand auto dealers including used car superstores and alternative fuel or fuel-efficient brands. Bozzani Volkswagen and Reynolds GMC Trucks have found their Citrus Avenue locations are supported by traffic to Downtown with its Gen-Y retailers and the affluent empty-nesters attracted to the restaurants and bookstores. There is also spill-over traffic between Downtown and Covina's IKEA, located on Barranca and Workman, 1/4 mille east.
Shoppers Lane currently provides opportunities for small footprint destination retailers to position themselves close to the I-10 freeway (two blocks), between Covina's historic Downtown to north and Eastland Shopping Center to the south. This business district is located at the intersection of two the major arterials, with a daily traffic count in excess of 35,500. The two arterials, Rowland and Citrus Avenues, both lead to some of the most affluent neighborhoods in the east San Gabriel Valley.
Major tenants in the area of the Citrus Avenue Retail Corridor include Target, Starbucks, Babies R Us, Old Navy, TGI Friday's, Office Depot, Marshalls, Burlington Coat Factory, Ross Dress for Less, Hallmark Gifts, IHOP, and Bed, Bath and Beyond.
